Rebecca started her practice in the field of Criminal Law and is an experienced jury trial advocate who has represented clients in a full range ofCourts, from young offenders in the Youth Courts to Appeals in the Court of Appeal. Rebecca has receives instructions in multi-handed drug and complex fraud cases and has been led by senior members of the Bar including high cost fraud cases

Rebecca acted for both the Prosecution and Defence, having particular knowledge of Local Authority Prosecutions. She also has experience in issues relating to ‘fitness to plead ’under the Criminal Procedure (Insanity) Act 1964 and Hospital Orders under the Mental Health Act 1983.

Rebecca is also proficient in prosecuting and defending Road Traffic Offences and Ancillary Police Prosecutions including Sexual Prevention Orders, anti-Social Behaviour Orders, Football Banning Orders, Confiscation Orders, case detention and forfeiture applications.

Whilst Rebecca still accepts instructions in the field of Criminal Law Rebecca has now developed an extensive practice predominantly in the field of property litigation with a particular emphasis on landlord and tenant matters, both residential and commercial.

She is regularly in matters before the County Court, High Court, First-tier Tribunal (Property Chamber) and Upper Tribunal (Lands Chamber) and has appeared in various appeal court cases.

Rebecca has undertaken a huge amount of work relating to leasehold matters. She has advised on matters relating to liability, construction of clauses, statutory bars, limitation and the implication of appeal court decisions. She has acted for landlords, tenants, and management companies in trials in the County Court and High Court, declaratory proceedings and business liability and council tax matters. She has particular experience in relation to recovering possession of residential and commercial properties for landlords, in particular forfeiture.

Rebecca has represented landlords, management companies, right to manage companies, appointed managers, and tenants before the First-tier Tribunal (Property Chamber) in cases relating to reasonableness and payability of service charges and administration charges (including county court claims transferred under the deployment scheme),  dispensation from consultation requirements, questions arising pursuant to s13 Landlord and Tenant Act, section 168 Commonhold Leasehold Reform Act 2002 determinations, services charges under the restrictions within Building Safety Act, remediation orders, improvement notices (and appeals against), section 24 LTA appointments and variations of those orders, applications to discharge or modify restrictive covenants and breach ofcovenant. Additionally, she has represented parties in appeals from the First-tier Tribunal to the Upper Tribunal (Lands Chamber).

Rebecca acts on both advisory and advocacy basis relating to issues of disrepair arising out of tenancies. She has particular experience in advising in relation to a  breach of the repairing covenant and consequent damages, dilapidations, and forfeiture based on disrepair.

In addition to the above Rebecca accepts instructions in cases relating to right to manage proceedings, professional negligence relating to all of the above matters and property-related insolvency matters.

Rebecca also has experience in boundary disputes, adverse possession, trusts of land, trespass, nuisance claims, proprietary estoppel and rights of way.

Rebecca has also attended the Land Registration Chamber to deal with disputes relating to the land register and applications to correct or cancel documents related to registered land.

Rebecca has experience in technology and construction cases and represents numerous SMEs on an advisory and advocacy basis. Her commercial law experience includes regular instructions relating to breach of contract, actions for damages and insolvency.

Rebecca’s practice also includes contentious and non-contentious probate, will disputes, claims under Trusts of Land and Appointment of Trustees Act 1996, undue influence, rectification and extensions of the Register, housing disrepair, tenancy deposit matters, injunctions, sale of good claims, statutory demand applications and set asides, winding up petitions and recission applications.

Rebecca also accepts instructions on a direct access basis.

Rebecca was appointed as a Fee-Paid Judge of the First-tier Tribunal (Property Chamber) in 2026. Rebecca will continue her successful practice alongside her judicial duties.

  • R v W and others junior on multi million pound mortgage fraud that North Wales said was the biggest they had ever encountered.
  • R v W (a child) [Warrington Crown Court] represented a 14 year old for offences of attempted rape and sexual assault on 3 minors before Circuit Judge sitting as a District Judge in the youth Court.
  • R v H and other [Mold Crown Court] only Defendant to be acquitted in large scale production of cannabis.
  • R v P [Leeds Crown Court] led on numerous allegations of rape, kidnap, pervert the course of justice and sexual assault on 2 minors aged 4 and 5.
  • R v F [Liverpool Crown Court] successfully persuaded the CPS to discontinue proceedings against husband and wife who had been jointly charged on allegations of child abandonment contrary to section 1 (1) of the Children and Young persons Act 1933.
